With in the first 24-48 hours after signing the contract we will:
- Get the property prepped for marketing
- Take photos of the property
- Have property listed across dozens of rental websites
What is the typical timeframe for finding tenants?
Our goal is to find suitable tenants as soon as possible. Historically, finding a new tenant takes between 2-3 weeks. Although market conditions can vary.
How are application fees handled?
Tenants pay the application fee, we use this fee to run credit and background checks.
How is my property's rental rate determined?
We’ll use a variety of tools to determine the proper rent. We conduct a deep market analysis by using Zillow, MLS, current listings, and local area knowledge to create highly competitive rent prices.
What methods are used to collect rent?
All rents are paid through our online portal by either e-check, electronic cash payments, debit or credit card.
Can payments be made to me through direct deposit?
Yes, all your payments are made by ACH deposits.
Do you conduct tenant screenings?
Yes, we screen all the prospective tenants. The screening process covers a variety of tests. These include criminal history, credit checks, and employment verification. The tests have been chosen to lower the risk of admitting problematic tenants.
Is it possible to keep my current insurance policy?
Generally yes, but please check with your insurance provider to make sure you have the proper coverage for your property. Before starting to manage, we need to see proof of your insurance. Your insurance will not cover the tenants' personal belongings. We do require that all tenants obtain adequate renters insurance. This greatly helps to solve emergency issues.
What steps does a tenant have to complete before moving in?
To begin, the tenant needs to successfully go through the screening process. Once completed, they pay the security deposit and schedule an appointment for the initial walkthrough. The lease agreement is also signed during that period.
Sometimes, there are extra fees involved. In this case, they need to settle all of these things when signing the agreement.
What does the process of a tenant moving out look like?
When your tenants move out, we will thoroughly inspect the property’s condition. Any damage caused will be fixed and deducted from the tenant's security deposit before being returned back to them.
What types of inspections do you perform?
We do thorough move-in and move-out inspections along with quarterly drive-by and annual interior inspections. This way you can ensure the property remains in good condition.
How are utilities managed?
Tenants are required to put all utilities that they are responsible for in their name. Utilities that you are responsible for will remain in your name. The bills will be sent to our office for payment.
What happens if my tenant fails to pay rent on time?
Our lease agreements contain strict rules about rent payment delays and failures. All rents are due on the 1st and considered late after the 5th. Any rents remaining unpaid after the 5th will incur a late fee, prompt a notice to pay or quit and lead to a potential eviction.
Which reports can I access?
You are able to access several reports through your owner portal. These reports include monthly statements, rent rolls, and income and expense reports.
What's the policy for property damage?
All repairs will be handled using our high-quality vendors who are licensed, bonded and insured. Proper communication before, during and after repairs is essential to maintaining a good relationship between you and your property manager. We will begin the work at the earliest moment possible.
Is it a good idea to welcome pets or smokers?
Allowing pets and smokers isn't something you would be obliged to accept. The only exception is service animals. When it comes to pets, you should keep in mind that being too strict could cost you a considerable amount of prospects. We do recommend that you consider allowing pets for an additional charge.
We forbid smoking in all the rental properties. If we find evidence of smoking, then the tenants have to pay for any relevant damages.
